    Challenge

    The scheme had dense M&E risers, repeated apartment layouts and a higher-risk building handover requirement. The main contractor needed fire stopping installed at pace without losing traceability between the drawing detail, the tested system and the final photographic evidence.

    Outcome

    Delivered to programme over a 14-month installation window with zero non-conformances raised at the building control intrusive sample audit. Full golden-thread compliance pack issued for the higher-risk building registration.

    Each penetration was recorded in OneTrace with floor, riser, service type, product reference, installer ID and completion image. The close-out pack was structured by compartment line so the project team could answer building control queries without manually matching photographs to plans.

    Challenge

    The fit-out contractor inherited exposed steel, active tenant interfaces and compressed handover dates. Passive fire protection had to be sequenced around ceiling closures, MEP commissioning and final decorative finishes without generating late snags.

    Outcome

    Single passive fire protection package delivered across two floors in a live building, allowing the fit-out contractor to issue a clean fire compliance handover ahead of tenant occupation.

    Evidence pack

    Dry film thickness readings, fire stopping photographs and doorset records were issued as one coordinated handover pack, reducing the need for separate sub-contractor evidence chasing during client technical review.

    Closed out the landlord's full post-survey remedial schedule with door-by-door inspection records, supporting Building Safety Regulator engagement for the registered higher-risk building.

    Evidence pack

    Defects were prioritised by risk, then closed with before-and-after photographs and updated asset records. The handover pack gave the compliance team a clear audit trail for resident blocks, communal risers and flat entrance doors.
